Services

Engineering services for every discipline — United States.

From PE stamping to design verification, CAD, and 3D coordination — one partner from early review to permit-ready deliverables.

Need a seal for a building department? Get a permit-ready PE stamp from an engineer licensed in the project state. Building an ADU, a deck, or a tenant improvement? Start from the project type. The office is in Stafford, Virginia. Coverage is the states east of the Mississippi.

Stamping is priced by the sheet. Drafting is priced by square footage. An on-site survey is a flat add-on when the drawings leave out existing conditions: $450 residential or solar, $650 other, $850 commercial, plus about two business days.

PE stamping for residential, commercial, and industrial plans

PE stamping for residential, commercial, and industrial plans

A seal from a PE licensed in the project state, on a set the building department can file.

House plans, commercial sets, and industrial packages are reviewed against the code edition the city has adopted. The seal, signature, and date follow that state board’s rules, and the PDF comes back ready for the permit portal. If the drawings leave out existing conditions, add an on-site survey in the same quote.

Structural & civil engineering

Structural & civil engineering

Framing, foundations, retaining walls, grading, and drainage sealed for the building permit.

Structural and civil sheets are checked against the adopted code, local amendments, and the design loads on the title block. Calculations are sealed with the sheets they support. A site visit is available when the existing structure or the grades are not on the drawings.

Electrical engineering

Electrical engineering

Service upgrades, single-lines, EV chargers, and rooftop solar letters for the electrical permit.

Panel schedules, load calculations, and interconnection sheets are reviewed against the NEC edition and any local amendment the utility or building department enforces. Solar structural letters are routed with the electrical set when the roof attachment needs a seal too.

Mechanical / HVAC

Mechanical / HVAC

Heating and cooling loads, equipment, and mechanical permit sheets.

Load calculations, equipment schedules, and duct layouts are reviewed before a mechanical seal is applied. House and commercial projects use the same sheet-count quote. Say if the department also wants the energy forms in the package.

Fire protection & plumbing

Fire protection & plumbing

Sprinklers, standpipes, and plumbing coordinated to the architectural background.

Fire-protection and plumbing sheets are checked against the floor plans they sit on, then prepared for the authority that reviews life safety. Hydraulic notes and water-supply assumptions are confirmed before the seal goes on.

CAD drafting & design

CAD drafting & design

Markups turned into a permit set before a seal is applied.

Sketches and redlines are drafted into sheets a building department can review, then routed for a PE seal. Use this when the set does not exist yet. Drafting is quoted by square footage, separate from the sheet-count stamp price.

3D modeling services

3D modeling services

A model pass before structure, ducts, and conduit are issued as sheets.

Coordination models catch clashes in renovations and industrial buildings where the existing structure is tight. The model is a checking tool. The permit deliverable is still the sealed PDF the department files.

On-site survey and visit

On-site survey and visit

An engineer walks the property when the drawings do not show the existing conditions.

An engineer walks the property when the drawings leave out the existing structure, grades, or equipment. The visit is a flat add-on: $450 for residential or solar, $650 for other projects, and $850 for commercial, plus about two business days. Rush does not multiply that fee. Turn it on in the live quote.

Design verification & checking

Design verification & checking

A second look at calculations and drawings before you submit.

Design verification checks the set against the adopted code and the department’s checklist without treating the seal as a rubber stamp. The goal is fewer comments. Gaps are sent back before anything is sealed.
